What Leduc actually needs from a soffit & fascia job.
Leduc's newer housing is very well sealed, and that is precisely why the ventilation has to work. A tight home does not shed its indoor humidity through drafts, so all of it has to be carried out deliberately, half of it entering as fresh air through the soffit. When intake is not doing its share, household moisture ends up frozen on the roof deck through a cold stretch and comes through a ceiling during the first thaw.
On newer Leduc builds the most common failure is not blocked intake, it is intake that was never opened. Perforated soffit panels fitted over solid sheathing that nobody cut open behind them ventilate nothing at all. The panels look correct from the ground and the attic has no intake. We check for it specifically on newer homes here because we keep finding it.
In the older neighbourhoods the classic version applies: Corinthia Park, Linsford Park and Willow Park homes have had attic insulation topped up repeatedly since the 1970s, and each round pushed more blow-in toward the eave until the intake packed shut. Alberta code asks for at least 1/300 of the insulated ceiling area in net free vent area, split roughly evenly between soffit intake and exhaust near the ridge, and we calculate that against your actual ceiling area rather than counting panels.

That produces a house making plenty of moisture with no working intake to remove it. It is quick to check and quick to fix, and we look for it as a matter of course.
Installed pre-finished aluminum soffit and fascia together runs roughly $12 to $25 per linear foot, so a typical single-storey home with about 120 linear feet of each lands at $2,200 to $5,500. Clearing blocked intake and fitting baffles is $400 to $1,200 on its own, and a ventilation upgrade $300 to $800. Doing soffit, fascia and eavestrough in one visit saves 10 to 15 percent.
It can. On exposed Leduc lots we sometimes find soffit panels that have worked loose in their channels because they were cut short and never properly bearing in their receivers, and eave ends that were never closed off, which lets wind-driven snow into the attic. Both are straightforward to correct, and both are worth checking on an open lot.
Sometimes, if the soffit is sound aluminum with adequate vented area. But fascia usually rots because water has been getting behind it for years, and that same water has often been in the soffit cavity. We would rather open it, look, and tell you honestly than cap over a problem.
From the ground you cannot, which is the problem. The panels look perfect while blow-in insulation has drifted into the eave and sealed the intake from inside. It takes someone in the attic with a light checking whether daylight and airflow reach the eave. That is the first thing we look at, and it is free.
It is the most common cause we find. Blocked intake stops the attic flushing moist air, so the moisture your household produces condenses as frost on the cold roof deck through a cold snap and melts through your ceiling when it warms up. Clearing the intake and adding baffles fixes more attic moisture problems than anything else we do.
