What Beaumont actually needs from a soffit & fascia job.
Beaumont gives us more attic moisture calls per home than anywhere else we work, and the reason is straightforward: the housing is new, and new houses are sealed very tightly. That is excellent for heating bills and unforgiving on attics. A tight home cannot shed its indoor humidity through drafts, so every gram of it has to be carried out by the ventilation system, with roughly half the airflow entering through the soffit.
The failure we find most often on newer Beaumont homes is not blocked intake, it is intake that was never opened. Perforated soffit panels installed over solid sheathing that nobody cut open behind them ventilate exactly nothing. The panels look correct from the street, the inspection passed, and the attic has no working intake at all. On a house producing normal amounts of moisture and sealed as tightly as modern construction achieves, that reliably produces frost on the deck through a cold snap and a ceiling stain during the thaw.
Alberta code asks for at least 1/300 of the insulated ceiling area in net free vent area, split roughly evenly between soffit intake and exhaust near the ridge. We calculate that against your actual ceiling area rather than counting panels, check the bathroom fans actually terminate outside rather than in the attic or into the soffit, and fit rafter baffles so any future insulation top-up cannot block the eave.
About Beaumont
Beaumont was founded in 1895 as a French-speaking farming community and named for the beautiful hill where St. Vital Church still stands. It stayed small for most of a century, became a town in 1980 and a city on January 1, 2019, and in the five years to 2021 grew by 20.1 percent, among the fastest rates in the country. It is one of only four officially bilingual municipalities in Alberta, and the downtown was deliberately built in a French village style with red brick walkways. For a roofer, the defining fact is simply how new almost all of it is.

Our Standard
What every Beaumont soffit & fascia job includes.
Soffit and fascia get treated as trim, and they are actually the intake half of your attic ventilation system. Every cubic foot of air that leaves at the ridge has to enter somewhere, and it enters through the soffit. Get that wrong and the attic stops breathing, which is how you end up with attic rain in February and shingles that age from underneath. We install pre-finished aluminum with the vented area properly proportioned, and we open the blocking behind it so the airflow is real rather than decorative.
Vented soffit sized to the code
Alberta requires at least 1/300 of insulated ceiling area in net free vent area, split roughly half intake and half exhaust. We calculate the intake rather than guessing at panel count.
Blocking opened behind the panels
Perforated soffit installed over solid sheathing that was never cut open ventilates nothing. We check, and we open it.
Pre-finished aluminum
Baked enamel finish that holds colour, will not rot, and does not need painting. Colour matched to your fascia, eavestrough and trim.
Fascia over sound wood
Aluminum fascia capping is only as good as the board behind it. Rotten fascia gets replaced, not wrapped over, because wrapping rot just hides it.
Tight mitred corners
Corners cut and folded properly rather than butted and caulked. It is the detail that separates a finished eave from a patched one.
Baffles at the eave
Rafter baffles so blow-in insulation cannot drift into the eave and seal the intake shut, which is the single most common ventilation failure we find.
Bird and pest exclusion
Gaps at the eave closed properly so squirrels, birds and wasps are not using your soffit as a front door.
Done with the eavestrough
Fascia, soffit and eavestrough share the same access. Doing them together typically costs 10 to 15 percent less than separate visits.

Permits · City of Beaumont
Do you need a permit in Beaumont?
Beaumont treats replacing a roof covering or exterior finish with similar material as maintenance, so no building permit is required. A permit applies where the work alters the structure, changes roof shape or height, adds floor area, or repairs fire or flood damage. Because so much of Beaumont is recent construction, developer architectural controls on exterior materials and colours are common, and we check those before anything is ordered.
FAQ
Beaumont soffit & fascia questions.
Precisely because it is newer. Modern construction is sealed far more tightly than older housing, so indoor humidity from showers, cooking and laundry cannot escape through drafts and has to be removed deliberately by the ventilation system. When the soffit intake was never opened behind the panels, which we find regularly here, there is nothing to remove it. The moisture freezes on the cold roof deck and comes through the ceiling in a thaw.
Installed pre-finished aluminum soffit and fascia together runs roughly $12 to $25 per linear foot, so a typical single-storey home with about 120 linear feet of each lands at $2,200 to $5,500. Beaumont's larger two-storeys run higher. Clearing or opening intake and fitting baffles is $400 to $1,200 on its own, and a ventilation upgrade $300 to $800.
Through an insulated duct, sloped so condensate drains back toward the fan, terminating at a dedicated roof or wall cap with a damper. Not into the attic, and not into the soffit, where the humid air simply gets drawn back in through the intake vents inches away. We find both on newer homes regularly, and correcting it is one of the cheapest meaningful improvements a house can get.
Sometimes, if the soffit is sound aluminum with adequate vented area. But fascia usually rots because water has been getting behind it for years, and that same water has often been in the soffit cavity. We would rather open it, look, and tell you honestly than cap over a problem.
From the ground you cannot, which is the problem. The panels look perfect while blow-in insulation has drifted into the eave and sealed the intake from inside. It takes someone in the attic with a light checking whether daylight and airflow reach the eave. That is the first thing we look at, and it is free.
It is the most common cause we find. Blocked intake stops the attic flushing moist air, so the moisture your household produces condenses as frost on the cold roof deck through a cold snap and melts through your ceiling when it warms up. Clearing the intake and adding baffles fixes more attic moisture problems than anything else we do.
