Roofing in Beaumont

What Beaumont actually needs from a roofing job.

Beaumont is the youngest housing stock we work in, and that shapes the entire job. The overwhelming majority of homes here were built after 2000, many after 2010, which means very few Beaumont roofs have ever been replaced. What they have instead is the original builder-installed shingle, and that is the specific thing worth understanding: builders quite reasonably specify to cost, which usually means an entry-grade architectural shingle rated to 110 mph, three-nail installation, ice-and-water shield in the valleys only, and ventilation calculated to the letter of the minimum. That roof is not defective. It is simply the least the code and the market required.

In this climate, the practical consequence is that Beaumont's first-generation roofs are hitting the end of their realistic life at 18 to 22 years rather than the 30 on the wrapper. Coloniale Estates, Four Seasons Estates, Place Chaleureuse and the older parts of Beau Val are there or close, and Dansereau Meadows and Montrose Estates are not far behind. If your house was finished between 2004 and 2010 and nobody has been on the roof since, you are in the window.

The other thing about a young city is roof geometry. Homes in Triomphe Estates, Ruisseau, Élan and Azur carry the steep pitches, tall two-storey gables and cut-up rooflines that modern designs favour, often with bonus-room dormers and multiple valleys. Every valley needs ice-and-water shield and detail time, and anything past roughly 8/12 adds 20 to 30 percent to labour under Alberta's fall-protection rules. These are more expensive roofs than the simple hips further north in the region, and any quote that does not reflect that is missing something.

About Beaumont

Beaumont was founded in 1895 as a French-speaking farming community and named for the beautiful hill where St. Vital Church still stands. It stayed small for most of a century, became a town in 1980 and a city on January 1, 2019, and in the five years to 2021 grew by 20.1 percent, among the fastest rates in the country. It is one of only four officially bilingual municipalities in Alberta, and the downtown was deliberately built in a French village style with red brick walkways. For a roofer, the defining fact is simply how new almost all of it is.

Our Standard

What every Beaumont roofing job includes.

A roof replacement is only as good as the layers nobody sees again. We strip every roof to the deck, inspect every sheet of sheathing, and rebuild the system properly: ice-and-water shield at every eave, valley and penetration, high-tear synthetic underlayment across the whole deck, all-new metal flashings, and architectural shingles nailed to manufacturer spec. Then we correct whatever the attic ventilation is doing wrong, because that is what decides whether the roof gives you fifteen years or thirty.

Complete tear-off

Every shingle and every layer of old underlayment comes off. We do not do layovers, because covering an old roof hides the deck and voids most manufacturer warranties.

Deck inspection

With the roof stripped we check every sheet for rot, delamination and deflection. Anything that needs replacing is photographed and shown to you before we cut, at a per-sheet price quoted up front.

Ice-and-water shield

At every eave, in every valley, and around every penetration. In a freeze-thaw climate this is the layer that stops an ice dam turning into a ceiling stain.

Synthetic underlayment

High-tear synthetic across the entire deck, not felt on the corners. Better water resistance and safer footing for the crew.

All-new metal flashings

Step, apron, chimney and vent boots replaced rather than reused. Reused flashing is the most common leak on an otherwise good new roof.

Premium shingle systems

Architectural shingles from IKO, Malarkey, BP and GAF, with genuine UL 2218 Class 4 impact-rated options for hail protection and insurance discounts.

Ventilation corrected

We check intake and exhaust against the 1/300 net free vent area the Alberta code calls for, and fix blocked soffit intake while we are in there.

Full site cleanup

Tarps during tear-off, a bin for the debris, and a rolling magnet across the yard and driveway for nails when we are finished.

10-year written warranty

A ten-year workmanship warranty in writing, on top of the manufacturer product coverage. If it leaks because of how we installed it, we come back.

Permits · City of Beaumont

Do you need a permit in Beaumont?

Beaumont treats replacing a roof covering or exterior finish with similar material as maintenance, so no building permit is required. A permit applies where the work alters the structure, changes roof shape or height, adds floor area, or repairs fire or flood damage. Because so much of Beaumont is recent construction, developer architectural controls on exterior materials and colours are common, and we check those before anything is ordered.

FAQ

Beaumont roofing questions.

Beaumont skews toward larger two-storey homes, so a full architectural asphalt replacement here more often lands at $11,500 to $18,000 than at the bungalow figures further north in the region. Smaller homes in the older Centre Ville and Beau Val areas run $9,000 to $14,000. Steep pitches, multiple valleys and bonus-room dormers push higher. Class 4 impact-rated shingles add roughly $2,000 to $4,000.

Quite possibly, and this is the single most common conversation we have in Beaumont. The 30-year figure on the wrapper is a warranty term, not a service life. In this climate, an entry-grade architectural shingle nailed to builder spec realistically gives 18 to 22 years, and less if the attic ventilation was built to the bare minimum. It does not mean your roof is failing today. It means it is worth an inspection so you can plan rather than react.

They can restrict colour more often than product. Most Beaumont subdivisions carry developer guidelines governing exterior materials and colours, particularly in the newer areas. In practice there is almost always a compliant option in every shingle line we install, including the Class 4 impact-rated products. Send us whatever documentation came with your purchase and we will confirm compliance before anything is ordered.

Most single-family homes are stripped, decked, underlayed and reshingled in one to two working days. Larger homes, steep pitches, or roofs needing significant deck repair can run to three. We give you a specific timeline with the written quote.

Architectural laminated shingles from IKO, Malarkey, BP and GAF as our core systems. For hail protection we install genuine UL 2218 Class 4 products including IKO Nordic, BP Vangard 42 IR and Malarkey Legacy. We name the exact shingle line on every quote, because "architectural shingles" is not a specification.

We inspect the deck as we strip it. Any damaged sheathing is photographed, shown to you, and replaced at the per-sheet price already stated on your quote, typically $75 to $150 per sheet installed. You never get a surprise number negotiated on your driveway.
