Roof Inspection
Edmonton roof inspections,
with photos and honest answers.
A straight, honest look at what's going on up there. Photos of anything worth showing you, and a walkthrough before we leave.
What You Get
An honest look at what's actually happening up there.
A roof inspection from Royal Roofing Edmonton isn't a sales call dressed up as a courtesy visit. It's a proper top-to-bottom look at your roof, flashings, eavestroughs, and soffit ventilation, with photos of anything worth showing you.
We do inspections across Edmonton for three main reasons: real estate transactions (buyers and sellers both), insurance claims after wind and hail events, and homeowners who simply want to know what shape their roof is really in before another prairie winter. In every case you get a straight walkthrough of what we found and an honest read on how much life is left.
We don't push work you don't need. If your roof is good for another ten years, that's what we'll tell you. If something is failing, we'll explain what it is, what caused it, and what it would cost to fix. Feel free to get competing quotes from other Edmonton roofing contractors. We won't take it personally.
Thorough Inspection
What we actually look at.
Shingle condition
Granule loss, cracking, curling, blistering. An honest read on how much life is left based on what we see.
Flashings
Step flashings, apron flashings, chimney flashings, and valley metal, all inspected for rust, lifting, and failed sealant.
Penetrations
Every plumbing vent boot, exhaust vent, skylight and chimney collar checked for proper sealing.
Ridge & hip cap
Condition of ridge cap shingles, ridge vent integrity, and any exposed fasteners.
Eavestrough & drip edge
Drip edge presence and condition, eavestrough attachment, visible damage or separation.
Soffit & fascia
Rot, dents, damaged ventilation, evidence of wildlife entry, and paint/finish integrity.
Attic ventilation
Intake (soffit) and exhaust (ridge or can vents) balance. One of the biggest drivers of early shingle failure in Edmonton.
Decking visible from attic
Stains, sag, daylight showing through. The truth about what is above the ceiling.
Storm & hail signs
Isolated hail strikes, wind-lifted tabs, creased shingles. Photos captured if you need them for an insurance claim.

When a roof inspection makes sense.
Buying a home
Home inspectors rarely walk the roof. A dedicated inspection before you close can surface issues worth tens of thousands at the negotiating table.
Selling a home
Pre-listing look at the roof can head off last-minute price reductions over roof concerns at closing time.
Post-storm
After a hail or wind event, photos of what we find support an insurance claim whether you file or not.
Aging roof
Roof is 15+ years old and you're not sure how much life is left? An inspection gives you an informed answer instead of a guess.
Insurance renewal
Some insurers are asking for proof of roof condition on older homes. We can provide photos and written findings to send to your broker.
Peace of mind
No immediate reason. You just want to know. Totally fair. An inspection is cheap insurance against a surprise leak.
