Quite possibly, and it is the most common conversation we have here. The 30-year number on the shingle wrapper is a warranty term, not a service life. An entry-grade architectural shingle nailed to builder spec realistically gives 18 to 22 years in this climate, and less where the attic ventilation was built to the minimum. An inspection tells you whether you are planning or reacting.
Not for a straight like-for-like re-shingle, which the City treats as maintenance. A permit is required where the work alters the structure, changes the roof shape or height, adds floor area, or repairs fire or flood damage. Because so much of Beaumont is recent construction, developer architectural controls on exterior materials and colours are common, and we check those before anything is ordered.
Because it is newer. Modern construction is sealed tightly enough that indoor humidity cannot escape through drafts and has to be removed by the ventilation system. The failure we find most often on Beaumont homes is perforated soffit installed over solid sheathing nobody cut open behind it, which ventilates nothing. The moisture freezes on the cold roof deck and comes through the ceiling in a thaw. It is a ventilation fix, not a roof.
